When to Start Overseeding for a Thick Fall Lawn in Middle Tennessee

Late summer is decision time for Middle Tennessee lawns. If your grass thinned out during the July heat, the next few weeks are your window to fix it before winter sets in.

The sweet spot for overseeding fescue lawns in our area is late August through mid-September. Soil is still warm enough for fast germination, but the worst of the summer heat and weed pressure has passed. Seed put down too early competes with crabgrass and heat stress; too late, and it won’t establish enough root before the first frost.

Before you seed, mow shorter than usual and bag the clippings so new seed makes good soil contact. Core aeration first makes a real difference on Middle Tennessee’s clay-heavy soil - it opens up compacted ground so seed, water, and nutrients can actually reach the roots instead of running off.

After seeding, the lawn needs light, frequent watering (short daily sessions rather than one deep soak) until the new grass is established, usually 3-4 weeks. Hold off on any weed control products during this window since most pre-emergents will stop grass seed from germinating too.
